What does the 2-10 Home Buyer’s Warranty cover?
The 2-10 HBW is an insurance-backed structural warranty. It provides 10 years of coverage against qualifying structural defects. The defects must be load-bearing and from the frame-up, including:
- Roof framing, joists, rafters, and trusses
- Load-bearing walls
- Beams
- Columns
- Floor joists and trusses
- Interior and exterior walls and partitions
The warranty applies to all Jacobsen Homes floor plans, as long as the home was built after June 1, 2018.What are the benefits of a 2-10 Home Buyer’s Warranty?
A manufactured or modular home warranty gives you, the homeowner, peace of mind knowing that if your home sustains any qualified major structural damages, the repair costs will be taken care of by your 2-10 Home Buyers Warranty. Express limited warranties, such as 2-10 HBW, also eliminate the uncertainty that other, implied warranties carry. In other words, the warranty will be the same no matter where you choose to install your new manufactured or modular home.
What is excluded from the home warranty?
The warranty will not cover any item that wasn’t supplied or installed by Jacobsen Homes. Defects arising from transportation or installation of the home, damage to the foundation, and damage to real property that is not part of your manufactured or modular home will also be excluded, to name a few examples. How is a home warranty different from home insurance?
A structural warranty like 2-10 HBW covers any qualifying workmanship and structural defects as a result of the manufacturing process of your new manufactured or modular home. Home insurance covers damage from qualifying incidents, such as hurricanes, fire, or vandalism.
How can I register my manufactured or modular home for 2-10 HBW?
Registration is as simple as visiting the Register Your Account page in the 2-10 Home Buyers Warranty Homeowner Portal. Once you have created an account, you can easily search for your home’s digital warranty book, access and download your Certificate of Warranty, and add coverage for extended systems (AC, plumbing, electrical, etc.), appliances (refrigerator, oven, dishwasher, etc.), and additional options. Registered homeowners can also receive exclusive offers through the Home Appliance Discounts program. How can I make a claim when a loss occurs?
If you have qualifying structural damage to your manufactured or modular home, send a notice by certified mail. Request a return receipt so you have a record of the claim. Provide a detailed summary of the damages, and make sure to send photos if available. You should also include a copy of the Certificate of Warranty and a $200 check made payable to NHWIC, RRG for the claim investigation fee. The fee will be refunded to you if the claim is accepted. Claims should be filed no later than 60 days after the date you first became aware of the defect and no later than 30 days after your Warranty Term expired, or else the claim will be denied. NHWIC and Jacobsen Homes will require access to your home during normal business hours to conduct inspections and perform any necessary repairs. Failure to provide access can void the warranty.
Do not attempt to repair (or cause to be repaired) the claimed defect(s) before the inspection by NHWIC, or NHWIC will not accept your claim. An exception would be emergency repairs done with prior authorization from NHWIC. If NHWIC is unavailable to give emergency authorization, you must make only the most minimal repairs to mitigate further damage and report the emergency the following business day to NHWIC. No reimbursements will be provided by NHWIC for any unauthorized repairs, unless the above procedures have been followed.
